Explanation of Commonly used Georgetown Appraisal Forms
1004 - This is used in appraisal for valuing single family homes. Known as the "Uniform Residential Appraisal Report " it is the standard for mortgage lending, including FHA. Also used for refinance. The properrty is examined inside and out.
1007 - This is a form used in the analysis of the market rental potential of a single family home and is usually requested at the same time as the 1004 when a home is or will be rented, and the rental income will be used to help qualify the applicant for a mortgage loan.
1004d/442 - This is an appraisal form used to certify that construction or repairs have been completed, or to describe changes in value since the original appraisal was done.
1025 - Used in the appraisal of duplexes, triplexes and fourplexes. It is the required form for lending purposes. A duplex will typically cost less to appraise than a fourplex due to the amount of field work and research involved.
1073 - The required form to be used when appraising a condominium unit.
2055 - Used in the appraisal of a home where the client does not need an inspection of the interior of a home. Known as the "drive-by" appraisal form. This involves a lower standard of accuracy due to performing a less comprehensive physical examination of a property, and is usually requested only when the amount of the mortgage loan is below about 70-80% of the selling price and the borrower has excellent credit.
2070 - Used by an appraiser when asked to examine a property from the street to estimate it's condition and suitability for a mortgage loan. No estimate of property value is given.
Who Can Order a Georgetown Appraisal?

However, if you are someone in the process of obtaining a new mortgage or refinancing an existing one, there are laws in place such that your lender will not be allowed to accept an appraisal report that was done for you at your request. This applies even if a lender tells you that it is OK for you to set up the appraisal. The lender must order the appraisal themselves and they must be treated as the appraiser's client. Have your lender visit this page or call us to make the arrangements. If you are getting an FHA loan, your lender will need to contact us to obatin some information to be able to get an FHA "case number" from HUD to proceed.
